OFF-CAMPUS LEASES
Erdisu of Trieste intends to carry out initiatives and services, either directly or through service agreements, aiming at controlling and reducing rents for non resident students enrolled at the University of Trieste.
Leases are regulated by Law n. 431 of 9th December 1998, which in art. n. 5, paragraph 3, foresees lease contracts for university students.
Law n. 431/98 foresees that every two years a Territorial agreement will be signed by tenant and landlord with the objective of establishing rent brackets based on the criteria specified in Art. 3, paragraph 2 of Ministerial decree of 30th December 2002.
Erdisu of Trieste took part in the drawing up of the latest Territorial agreement of 15th July 2003, as an institution representing the needs and requirements of non resident university students.
Landlords and student-tenants who intend to sign a temporary lease according to Law n. 432/98 can derive mutual benefits from the Territorial agreement.
BENEFITS FOR STUDENTS
- rights and duties deriving from the lease contract;
- reduced rents;
- access to financial aid offered on the basis of a public competition to support rental costs;
- lease terms varying from 6 to 36 months (more flexibility in comparison with other, longer lease terms).
BENEFITS FOR LANDLORDS
- lower communal tax on house property for all leases signed with university students (the tax is the same payed on landlords' own homes: for taxes in Trieste please check the Trieste municipality website);
- rights and duties deriving from the lease contract;
- income tax relief (taxable rental income is reduced by 30%) communal tax on house property is the same payed on one's own house, registration tax is reduced by 30% in comparison with other types of lease.
